Citrus Springs offers high quality, low prices

Citrus Springs, Kammann Development's newest subdivision, offers low prices with the same quality construction that reflects the longtime custom homebuilder's attention to detail.

  "The intention of Kammann Development was to provide affordable housing to first-time homebuyers," said Harvey Campbell of Broken Arrow Realty, the designated broker for the starter home project at 5th Street and Avenue C.

  The community features 56 over-sized lots ranging from 10,002 to 15,071 square feet with city water and sewer hookup and new roads. Three model home floor plans range in size from 1,200 to 1,600 square feet. For a limited time, special introductory prices are now being offered.

  "The pricing is below cost for a limited-time offer," Campbell said. That, coupled with the current low interest rates and a tax credit initiated by Congress last year for first-time homebuyers, provides a good opportunity for those thinking of purchasing a house, he said.

  "But they're still with the Kammann Development quality," said Campbell.

  For $139,500, a family can now purchase a 1,229-square-foot home on an extra large lot with three bedrooms, two bathrooms, two-car garage, upgraded insulation, dual pane low-E windows, high-efficiency Trane air conditioner and landscaped front yard.

  Other standard features include perimeter block fence, self-cleaning electric oven and stove, built-in microwave, garbage disposal,
wrought iron gate, carpet in bedrooms and living areas, fully insulated exterior walls and central air conditioning. Buyers can also choose from a list of other optional upgrades.

  A second available floor plan is 1,417 square feet with three bedrooms and two bathrooms, now selling for $149,500. A third floor plan of 1,609 square feet with four bedrooms and two bathrooms is being offered at $159,000 for a limited time.

  Three model homes with each floor plan are available for potential homebuyers to tour from noon to 5:30 p.m. Wednesdays through Saturdays and noon to 4 p.m. Sundays. For more more information, call 276-3857.

  Build-out time is only 90 days from the time the buyer picks out the floor plan, Campbell said.

  Bobby Kammann, head of Kammann Development, has been building homes in the Yuma area for 30 years. In addition to Citrus Springs, which he is developing in partnership with the Oklahoma Group, Kammann currently is developing Livingston Ranch at Avenue C and 38th Street, Sierra Montana at Avenue 8E and 36th Street and Valley View in the Foothills as well as building out La Quinta Villas at Barkley Ranch.
